The national association of property inspection, is a non-profit organization.NAPI has been nationally recognized since 1980. NAPIs' formal inspection STANDARD OF PRACTICE and guidelines define the minimum scope of home inspections. NAPI is recognized as one the nationwide leaders of home inspection. members must comply with a code of ethics, which specifically prohibit inspector from conflict-of-interest activities, such as using the inspection as a method to obtain related work on houses. members are constantly updated and trained on a ongoing basis.

A HOME INSPECTION IS NOT REQUIRED FOR THE PURCHASE OR SALE OF REAL ESTATE. However, MID agency stressed the importance of Home Inspections and has mandated that a form be included in the transaction regarding a Home Inspection. Future mortgage lending requirements may require a home inspection to document the condition of the property prior to cornmitmenL A home inspection is an impartial second opinion regarding the condition of the property on the day of inspection. The home inspector is generally the experience and observation skills to document the visual problems in the home. A home inspection may not be required, but can you afford not to know the facts before making the biggest purchase of a lifetime?

The SCOPE of the inspection is defined by a CONTRACT
that will be presented to you at the site and prior to the inspection. The
contract represents an agreement between you and the inspection company and
will describe such things as: terms and conditions, services, standards,
exclusions, & limitations, exceptions and fee schedule. THERE ARE NO EXPRESS
WARRANTIES MADE IN CONJUCTION WITH THE INSPECTION OF THE PREMISES. THE HOME
INSPECTION IS NOT A CODE COMPLIANCE INSPECTION, BUT IN MOST CASES GOES
FURTHER IN DEFINING THE CONDITION OF THE PROPERTY.
The home inspection final report is a summation or an impartial 2nd opinion
by a trained professional regarding the visual problems observed on the date
of the inspection ONLY. To prevent false expectations, the inspector will
NOT find every little problem in the home during his visit as it is
impossible to view all areas or experience seasonal changes. The inspector
is NOT REQUIRED TO MOVE FUNITURE, MOVE STORED GOODS, ENTER HAZARDOUS AREAS,
PERFORM DESTRUCTIVE TESTING, DISMANTLING OF ANYTHING OR CLIMB ONTO THE ROOF.
The home inspection will be performed in accoundance with the STANDARDS OF
PRACTICE of the National Assoiciation of Property Inspectors (NAPI) and will
include an evaluation & desciption of:

* Central Air Conditioning
* Interiors
* Insulation and Ventilation
* Foundation

Specialty inspections such as PEST INSPECTION or LEAD PAINT INSPECTION, should be contracted separately.

Inspection fees vary depending on the age & description of the home, its size, whether it has a basement or crawl space, the square footage and the location, plus elected options. For a free quotation, you should telephone and provide a description of the listing information for the home.
A minimum base fee of $195 is charged for most single family homes for an anticipated 2 to 3 hours of professional time. You are the boss! Overtime and related charges are accessed per your elected purchase needs.
