Rental Agreement Terms


RENTER AGREES TO THE FOLLOWING CONDITIONS, RESTRICTIONS AND PROCEDURES:

1. The 25% RESERVATION DEPOSIT is non-refundable. If you are unable to complete this rental, notify me ASAP and, if the cabin can be re-rented for this period, the deposit may be applied to a future rental.

2. The SECURITY/PHONE DEPOSIT of $100.00 will be refunded, less any damage repairs or necessary cleaning, after owner receives the phone bill for the rental period (phone bill is usually received around the 8th day of each month showing charges for the previous month).

3. The BALANCE DUE must be paid 14 days prior to rental period. Once paid, the RENTAL AMOUNT is NON-REFUNDABLE if a rental cancellation occurs.

4. The door key will be mailed to the renter upon receipt of the BALANCE DUE and should be left in the cabin when departing ($20 charge for unreturned key).

5. CHECK-IN TIME: 1 PM on start day
CHECK-OUT TIME: 11 AM on final day

6. Renter shall supply their own sheets, pillowcases, towels, blankets, trash bags, and if desired, wood for the fireplace.

7. Upon arrival, make a quick inspection of the cabin. If you detect any problems, notify the owner immediately. Necessary corrections will be made and/or you will be relieved of the responsibility for the unsatisfactory condition you state.

8. The telephone is call restricted to the local dialing area. All other telephone calls must be made on the renter's calling card or cellular phone. Any type of telephone charges on the monthly bill will be deducted from the SECURITY/PHONE DEPOSIT refund along with a $10 service charge.

9. The cabin must be left clean, the way you found it. This especially includes the kitchen and bathrooms. Carpets are to be vacuumed and the floors swept and mopped. All trash must be placed in the trash storage unit located next to the carport. Trash pick-up day is Wednesday at 8am. A cleaning service charge ($75.00 max) and/or a trash removal charges ($50.00 max) will be deducted from the SECURITY/PHONE DEPOSIT refund if the renter fails to perform these cleaning duties. If you use the fireplace, $15.00 will be assessed if it is NOT cleaned.

10. When vacating the premises, the renter must lock all doors, turn off all lights, close all windows and drapes, and turn down the thermostate to 50 degrees.

11. Renters agree to indemnify owner and not hold him liable for any and all claims for injuries and/or property losses occurring at or in connection with the premises and this rental agreement.
