I was awarded a Special Acheivement award here at work yesterday but they haven't announced it yet (which is why the silent text and not the audible phone). It should translate to a nice check of who knows how much. One glitch that is being worked on by our broker: When we had the inspection done on the Pepperell Manor, it was disclosed that the roof shingles were defective. At the time, the seller checked his contract which he thought said that they would cover the replacement of the shingles plus half the labor to re-roof the house. At that time, their best estimate put the other half of the labor cost was $2300 so our broker suggested that the seller cough up $1000, and that the brokers (including herself) cough up $650 each. We all agreed. Now the word is that the seller was mistaken on the roof warranty and the roofing company will only cover half of a prorated labor cost - or about $200 leaving us with a $1900-2100 bill. We don't know if this is another problem but we won't let the house go for $2000. I believe our broker is trying to ensure that the roofing company isn't pulling a fast one. The shingles were defective; replacement should cover the labor. We also have to strive to get this warranty work begun while the seller still owns the house - the warranty might not be transferrable. The biggest potential problem deals with how the $1000+$650+$650 was written into the PSA; the roof was not mentioned at all to avoid bringing up red flags with the bank. There is no contractual agreement, except our verbal agreement beyond the $2300. So we need the good faith of the seller (who said that he didn't want any hard feelings) to initiate the roof warranty and to fight for the other portion of the labor costs. Compared to nearly losing the house and being homeless, it doesn't seem like much of a problem. Having written it down, I begin to wonder. But I do not feel the stress of it.
