Location:

A specialty retail center located at the northwest corner of West Drummond Avenue and North Heritage Drive in the City of Ridgecrest. 

Shape, Shape, Topography:

The subject property consists of 2.266 gross acres and is rectangular in shape.  It fronts 265.95 feet along the north line of West Drummond Avenue, a major east-west arterial with four traffic lanes.  There also is approximately 327 feet of frontage along the west line of North Heritage Drive which is a feeder street into a residential area.  Additional access is provided to the site from the Heritage Suite Inn directly north of the subject property.  The site slopes gently to the east toward Heritage Drive and is slightly above grade. 

The subject property is rectangular-shaped and is a two-story center with 20,582 square feet of ground floor retail space and 5,290 square feet of second floor office space.

Construction:

The site is improved with two, one and two-story, class "D" combination general retail/office buildings with 2" X 6" wood framing.  The buildings are connected by a stairway and contain 25,872 square feet. 20,582 square feet of ground level retail area and 5,290 square feet of second story office space.  The exterior is stucco on concrete slab floors and a concrete perimeter foundation.  The roof cover is mission tile with a hip design and covers an additional 4,811 square feet of covered walkway.  The windows are aluminum framed with 1/4 inch plate glass.

The interior areas are typical finish and include carpet, tile, and wood flooring, painted drywall partitions, and suspended T-bar acoustical tile in integrated florescent panels or incandescent fixtures.  Each suite contains restrooms and climate control is provided by forced air heating and central air conditioning.  The interior are currently demised to house nine tenants and include five upstairs offices ad four ground level retail suites.

Site improvements include bermed landscaping with automatic sprinklers along the street frontage, concrete curbs and sidewalks, and a lighted asphalt paved parking area.  Lighting is provided by ten , 16 foot antique light poles controlled by a photo cell.  Other site improvements include a center courtyard with four planters, center water fountain, 36 foot clock tower, and stamped concrete walkways.
