Pre-Contract Services

Total Construction Management covering new construction, refurbishment and engineering services  from the initial budgets to final completion. Our service removes any grey areas especially for Overseas Clients who wish to build in this Region and is also a great help for local Clients as well.

Depending on the Client's needs, we can tailor a Consultants Package to include part or all of the following:-

Project Management

Feasibility studies

Project Planning

Board of Investment Licences where applicable

Architectural Design (please refer to the note below)

Structural Design (please refer to the note below)

System Designs including process, mechanical, electrical, plumbing and other installations. (please refer to the note below)

Design Approvals and Construction Permits

Prepare the Construction Budget

Undertake Value Engineering reviews of preliminary designs

Prepare a Critical Path Programme (with suitable construction milestones) for the total works together with any further sub-programmes as needed

Preparation of the Bills of Quantity and other Quantity Surveying services

Preparation of complete Bid Documents including Specifications

Prepare and issue Pre-qualification Documents where required

Propose a suitable list of Contractors to Bid for the Contract

Review and analyze the Contractors Bids and recommend  a short list to the Client

Prepare the Contract Documents for signature by the Client and Contractor.

Please note:- For most Projects, the Architectural,  Structural  and System Design work would be carried out by local Professional Companies under direct Contracts with the Client. Our involvement would be essentially to assist in the selection of suitable and capable  Companies, supervise and co-ordinate the design and design development stages, review and approve all drawings before they can be issued for construction and generally ensure  that the final design details co-ordinate together properly.
