Contract completion and Warranty
Based upon the normal terms of a 12 months (or longer) Warranty Period our input at this stage would most likely be limited to:-

The 'Practical Completion Certificate'

Just prior to the completion of the Contract, we would jointly inspect the works with the Contractor and prepare a detailed list of items requiring repair or replacement.  When the Contractor has completed all or the majority of repairs the Practical Completion would be issued and the Warranty Period will commence.

The 'Final Completion Certificate'

A similar detailed inspection will take place towards the end of the Warranty Period. When the Contractor has repaired or replaced any defective items the 'Final Completion Certificate' can be issued.

Please note:-
The foregoing descriptions are only intended to be a general guide. The specific Terms of the signed Contract will determine exactly how the Contract shall be supervised.
